What is home inspection?

A home Inspection is an objective visual examination of the physical structure and system of a home, from the roof to the foundation. Having a home inspected is like giving it a physical check-up.

Why is home inspection important?

- As a Buyer:
When buying a home, a reliable inspection could be the most important investment you make- potentially saving you thousands of dollars in costly future repairs. Of course, a home inspection also points out the positive aspects of a home as well as the maintenance that will be necessary to keep it in good shape.

What does the inspection include?

The standard home inspector’s report will review the condition of the home’s heating system, central air conditioning system (temperature permitting), kitchen & bath, interior plumbing, and electrical systems; the roof, attic, and visible insulation; walls, ceiling, floors, windows, doors; the foundation, basement and visual structure.

Reports

After the inspection, the inspector/engineer will summarize the findings to you, and on the Next Business day, a computer-generated narrative report will be mailed to you. Faxed to your lawyer. (As per your request).

Do you need to attend the inspection?

We recommend that the buyer be present for the home inspection. This allows the buyer to observe the inspector, and ask questions directly. and obtain a better understanding of the condition of the home how its systems work and how to maintain it. The written report may be easier to understand if the buyer was present during the inspection.

Be careful with foreclosures and short sale houses.

If you're planning to purchase any foreclosure property you must inspect to avoid any unpleasant surprises. Our staff is well-trained in this type of property, and we are always here to help you to make the final decision.

Maintenance Inspection

For the homeowner who's not in a real estate transaction and does not intend to be, have your home inspected to stay current with the conditions of your aging home. This is a full inspection in which, you take your notes as the inspector covers the home from top to bottom/inside and out and answers any questions or concerns you have. Keeping up with your home’s health may save you from having to make any major or costly repairs.

What is "Builders Warranty Inspection?"

Have your home inspected before the builders warranty expires. Many builders offer a 12-month warranty or less. When you're 6-8 months into your new home, call JTB for a home inspection so if there are any issues you don’t know we will help you, you will have 4-6 months to allow the builder to rectify any issues before your 12 month warranty expires. This can help eliminate any future and unnecessary repair costs.

Can I inspect the home myself?

Yes you can… but!!
Lack of knowledge and expertise that a professional home inspector who has inspected hundreds, perhaps thousands, of homes in his or her career might affect your judgment. An inspector is familiar with all the elements of home construction, their proper installation, and maintenance. He or she understands how the home's systems and components are intended to function together, as well as how and why they fail. Above all, most buyers find it very difficult to remain completely objective and unemotional about the house they want, and this may affect their decision for the most accurate picture, it is best to obtain a home inspection performed by licensed professional inspectors.
